Plano and Richardson: a permit for a full re-roof

Plano and Richardson are the exception to the pattern above. They tie the requirement to how much of the roof you are touching. A full re-roof needs a permit, while only small partial repairs below a set threshold are exempt. Since replacing your whole roof counts as a full re-roof, plan on a permit in either city.

Everywhere else in DFW: assume a permit is required

If your city is not on the lists above, the safe assumption is that a permit is required. A couple of specific notes worth knowing:

The Colony changed its rules and now requires a roofing permit as of October 1, 2025. If you remember it being exempt, that is out of date.
Paradise could not be confirmed from an official exemption list, so the right move there is to call the city and confirm before installation. A good contractor will do this for you.
