Chances are the roof is the part of your Sanger home you look at least, and yet it soaks up more weather than anything you can see from the yard. What we are actually looking for
Chances are you picture one quick look, but it is really a string of checks. Across the field, we grade the worn shingles, the grit in the gutters, the curling, and the hail marks. At each collar, vent, skylight, and flashing seam, we dig out the cracked sealant and soft rot that start most Sanger leaks. At the peak and in the attic, we read the venting, since a roof that cannot breathe cooks itself. And up in the attic when it is safe, we hunt the first sign of a leak, a ring, a mushy board, a bit of daylight, well before the shingles ever give it away.
Why the attic and the photos matter
Odds are a Sanger inspection you have had before was a rep glancing up from the driveway for a few minutes. Ours goes the other way. Our inspector walks the roof, gets into the attic when it counts, and locks every fault into dated, up-close shots. Chances are you would rather trust your own eyes than a stranger, and those shots let you. And once a storm claim is in play, dated shots are the proof an adjuster looks for, many a time the split between a claim paid and one brushed off as wear.

Chances are you expect a sales push at the end. You get a straight answer instead: a grade on the roof, an honest count of the seasons it has left, and a clear call to fix it, swap it, or leave a good roof be. Odds are, if there is a fault, a written figure rides along with it, and after a storm, a level word on whether a claim is even worth filing.
